Sammamish Price per Square Foot by Neighborhood

The Sammamish price per square foot was a median of $605 across 510 house sales in the 12 months from September 2025 through August 2026, and the surprise is how little that number moves from one side of the Plateau to the other. The four upland areas the King County Assessor uses to divide the city all landed between $595 and $606. The real spread shows up one level down, between individual communities, and it follows home size more than it follows the map.

We pulled every qualifying sale from King County Assessor records and grouped them two ways: by the Assessor's own areas, and by the recorded plat name of each community. Here is what came out.

How We Measured Sammamish Price per Square Foot

Every figure comes from the King County Assessor's public data downloads, so anyone can reproduce them. We matched recorded sales to residential building and parcel records and kept only parcels the Assessor lists in the City of Sammamish.

  • Houses only. Single-family homes and townhomes on their own parcels, one house per parcel. Condominiums are in a separate Assessor file and are not included.
  • Market sales only. Warranty and statutory warranty deeds with no Assessor warning flag. That removes quit claim deeds, estate transfers and related-party sales.
  • Price per square foot is the sale price divided by the Assessor's total finished living area, which includes a finished basement. Listing sites sometimes count square footage differently, so their figures will not match these exactly.
  • Neighborhood means two things here, and we label each. First, the residential areas and sub-areas the Assessor uses for valuation, described in its 2026 area reports. Second, the recorded plat name on each parcel, such as Klahanie or Trossachs.
  • Sample size. We only quote a group with at least 10 sales, and we flag any group under 20.

Sammamish Price per Square Foot Across the Plateau

The Assessor splits upland Sammamish into the North Plateau (Area 35) and the South Plateau (Area 69), each with two sub-areas. Per its 2026 area reports, one North Plateau sub-area takes in the Sahalee and Plateau Club golf communities and the other takes in Inglewood and Tamarack. On the South Plateau, one sub-area holds Pine Lake and Beaver Lake, and the other holds Klahanie, Trossachs and Aldarra.

Across those four areas, the median price per square foot ran from $595 to $606. That is an $11 spread in a city where the middle half of all sales spans more than $100. Median sale prices differed much more, from $1,540,000 in the Klahanie, Trossachs and Aldarra area to $1,912,500 on the Inglewood and Tamarack side, but so did median home size: about 2,650 square feet in the first and about 3,225 in the second.

To check that, we compared only homes between 2,000 and 2,999 square feet, 206 sales in all. The four areas came in at $597, $608, $615 and $621 per square foot. What this means: at the broad level, which part of the Plateau a house sits on told us very little about its price per square foot over the past year. The house itself told us more.

Lakefront Sammamish Price per Square Foot

The one area that stands apart is the east shore of Lake Sammamish, which the Assessor values separately (Area 47). The 14 qualifying sales there had a median of $1,078 per square foot and a median price of about $5 million. With 14 sales, the middle half ran from $669 to $1,411 per square foot, which is a wide range. Waterfront footage, bank height and the lot drive those prices, and living area explains much less. A per-square-foot figure is a weak tool for a lakefront home.

Price per Square Foot by Sammamish Community

Grouping by recorded plat name shows the differences the broad areas hide. Each group below includes every plat phase that carries the name.

  • Summer Ridge (17 sales): $699 per sq ft, median price $1,370,000, about 1,910 sq ft, median year built 1989. Under 20 sales.
  • Timberline-named plats (20 sales): $639 per sq ft, $1,775,000, about 2,690 sq ft, built around 1986.
  • Klahanie (54 sales): $630 per sq ft, $1,325,000, about 2,090 sq ft, built around 1989.
  • Inglewood Addition (10 sales): $613 per sq ft, $1,437,500, about 2,730 sq ft. Under 20 sales.
  • Trossachs (34 sales): $564 per sq ft, $1,930,000, about 3,420 sq ft, built around 2000.
  • Aldarra (10 sales): $529 per sq ft, $1,819,500, about 3,635 sq ft, built around 2005. Under 20 sales.
  • Sahalee-named plats (24 sales): $518 per sq ft, $1,445,000, about 2,850 sq ft, built around 1980. This group covers Sahalee, Sahalee Hills, Sahalee Woods, Sahalee Greens and Sahalee Village.

Klahanie and Trossachs sit in the same Assessor sub-area and are a short drive apart, yet they are $66 per square foot apart. Klahanie's median home is about 2,090 square feet and Trossachs' is about 3,420. The Trossachs home costs about $600,000 more in total and less per foot. For more on each, see our Trossachs and Beaver Lake buyer's overview and our answer to whether Klahanie is a good neighborhood to buy in.

Two cautions. The Sahalee figure moved more than any other group from the year before, when 22 sales had a median of $647 per square foot. A swing that size on about two dozen sales says more about which homes happened to sell than about the community, where the median home that sold was built around 1980. Our Sahalee community tour covers that range. And the Inglewood Addition is an 1889 plat where many of the homes that sold were built recently, which we describe in our Inglewood Hill neighborhood tour.

Why Home Size Moves Sammamish Price per Square Foot

Sorting all 510 sales by size, with no regard to location, produces a cleaner pattern than any map did:

  • Under 2,000 sq ft (85 sales): $668 per sq ft
  • 2,000 to 2,499 sq ft (95 sales): $634 per sq ft
  • 2,500 to 2,999 sq ft (111 sales): $599 per sq ft
  • 3,000 to 3,499 sq ft (95 sales): $573 per sq ft
  • 3,500 to 4,499 sq ft (94 sales): $564 per sq ft
  • 4,500 sq ft and larger (30 sales): $619 per sq ft

Our read of why, which is an interpretation and not something the data proves:

  1. Every house carries fixed value. Why it matters: the lot, the kitchen and the garage are worth roughly the same whether the house is 1,900 or 3,500 square feet, so each foot of a smaller house carries more of it.
  2. The largest homes break the pattern. Why it matters: homes over 4,500 square feet sat on a median lot nearly twice the city median and account for more than half of the city's sales at $3 million and above, so land and setting lift the figure back up.
  3. Community figures inherit the size of their homes. Why it matters: Summer Ridge leads the list with the smallest homes, and Trossachs and Aldarra trail it with the largest. That ordering describes the houses. It does not rank the neighborhoods.

How Sammamish Price per Square Foot Compares to Last Year

We ran the same filters on the prior 12 months, September 2024 through August 2025 (565 sales). The citywide median was $642 per square foot then and $605 now. All four Plateau areas were lower this year, by between $23 and $58 per square foot.

That matches the direction of the King County Assessor's 2026 valuation for the Plateau. If your assessed value looks out of step with sales like yours, our guide on how to appeal your Sammamish property assessment explains the process. Using Sammamish Price per Square Foot as a Buyer or Seller

  • Compare like with like. A price per square foot only means something next to homes of similar size, age and lot in the same community. A 1,900-square-foot house and a 3,600-square-foot house should not share a yardstick.
  • Do not multiply a citywide figure by your square footage. The middle half of sales alone spans about $100 per square foot. On a 2,800-square-foot home, that is a range of roughly $290,000.
  • Check which square footage is being used. The Assessor counts finished basements. A listing may report it differently, and an appraiser treats below-grade space separately.
  • Condition is invisible here. The records do not show a new kitchen, a failing roof or a view. Those are judged in person, sale by sale.

Frequently Asked Questions About Sammamish Price per Square Foot

What is the average price per square foot in Sammamish?

The median was $605 per square foot across 510 qualifying house sales from September 2025 through August 2026, based on King County Assessor records. The middle half of those sales fell between $554 and $657 per square foot. Condominiums are not included.

Which Sammamish neighborhood has the highest price per square foot?

The east shore of Lake Sammamish, at a median of $1,078 per square foot on 14 sales. Among upland communities with at least 10 sales, Summer Ridge was highest at $699 per square foot on 17 sales. Its median home was also the smallest of the groups we measured, about 1,910 square feet.

Is price per square foot different on the north and south Sammamish Plateau?

Barely, over the past year. The four upland areas the King County Assessor uses had medians of $595, $599, $603 and $606 per square foot. Differences between individual communities and between home sizes were several times larger.

Why do smaller Sammamish homes cost more per square foot?

Homes under 2,000 square feet sold for a median of $668 per square foot, compared with $564 for homes of 3,500 to 4,499 square feet. The likely reason is that the lot, kitchen and garage carry similar value in any house, so that value is spread over fewer square feet in a smaller one.

Can I price my Sammamish home using price per square foot?

Only as a rough starting point. A citywide or community median does not account for your home's size, condition, lot or updates, and the middle half of Sammamish sales spans about $100 per square foot. Recent sales of similar homes nearby are a more reliable guide.

Where does this Sammamish price per square foot data come from?

It comes from the King County Assessor's public data downloads: recorded sales, residential building records and parcel records. We kept open-market warranty deed sales of houses in the City of Sammamish and divided each sale price by the Assessor's total finished living area.
