Sammamish Highlands Homes: A Neighborhood Tour

Sammamish Highlands homes sit in the one part of the Plateau where you can walk to a grocery store, a high school, City Hall and the library without getting in the car. That is a rare combination in a city built around cul-de-sacs and tree cover, and it is why buyers who want Sammamish schools and parks without a fully car-bound routine keep asking us about this corridor.

This tour covers where Sammamish Highlands homes are, what the name actually refers to, what the houses tend to be, which district lines run through the area, and what the wider market looked like as of late summer 2026. We verified every address and figure below in September 2026 and note the source as we go.

Sammamish Highlands at a Glance

  • The name: comes from the shopping center, one of the city's three commercial nodes; the residential edges are informal
  • Anchors: Trader Joe's, Safeway and CVS at the center; Eastlake High School at 400 228th Ave NE
  • Civic core: Sammamish Commons, City Hall and the Sammamish Library a short distance south at 801 228th Ave SE
  • Schools: the line between the Lake Washington and Issaquah districts runs through this part of the Plateau, so verify per address

Where Sammamish Highlands Is, and What the Name Means

Start with the name, because it causes confusion. "Sammamish Highlands" is first of all a shopping center. Its owner, Regency Centers, lists the property at 430-710 228th Ave NE, just over 100,000 square feet of retail anchored by Trader Joe's, CVS and Safeway, with roughly 3.1 million visits a year. A 2024 market memo prepared for the City of Sammamish's Town Center planning work describes it as one of the city's three commercial nodes, alongside Pine Lake and Town Center.

Over time the name has spread to the homes around it. Listing portals such as Homes.com and Orchard now show "Sammamish Highlands" as a neighborhood, and local brokerages use it the same way. The City does not draw an official boundary for it, and Redfin does not track it as a neighborhood at all. So when we say Sammamish Highlands homes, we mean the subdivisions and streets that feed onto 228th Ave NE in the blocks around the center and Eastlake High School, roughly between the NE/SE address line to the south and the streets north of the school. Two agents may draw the edges slightly differently, and that is fine.

Two cautions on the name. First, always say "Sammamish Highlands" in full. A different city on the Eastside has its own "Highlands," and a search for the short form will send you the wrong direction. Second, "Sammamish Highlands" is also the recorded name of a small 2014 plat on the east side of the city, near 248th Ave SE, which the City's notice of application describes as 23 lots on 6.24 acres. A listing whose subdivision field reads "Sammamish Highlands" may be there, several miles from the center. Check the address, not the label.

For how this corridor fits with the rest of the city, our complete Sammamish neighborhood guide walks through every major area.

Sammamish Highlands Homes: Streets, Lots and Housing Era

The housing here is what most people picture when they picture the Plateau: two-story single-family homes on curving subdivision streets, with a few townhome communities closer to the center. Listing portals describe the stock as built mainly from the 1990s onward, in traditional and Northwest Craftsman styles, and that matches what we see. Citywide, the median home was built in 1994 and about three in four homes date from 1980 to 2009, according to the Census Bureau's 2024 American Community Survey, and the streets around 228th Ave NE are squarely in that range. Eastlake High School itself opened in 1993, the same era as the neighborhoods around it.

What sets Sammamish Highlands homes apart from an otherwise similar house a mile east is not the house. It is the walk. Many streets here have sidewalks that connect to 228th, and from the closer subdivisions the grocery run, the school drop-off and a library visit are all on foot. That is unusual in Sammamish, and it shows up in how people use these homes: fewer second cars sitting in the driveway, more kids walking to Eastlake.

The trade-off is 228th Ave NE itself. It is the Plateau's main north-south arterial, and homes that back onto it or sit at its signals hear more traffic than homes tucked two streets in. When we tour Sammamish Highlands homes with buyers, we always walk the block at a commute hour, because two houses with the same floor plan can feel very different depending on which side of the subdivision they sit on.

If you are weighing this corridor against the lake-adjacent neighborhoods to the south, our Pine Lake neighborhood tour is the natural comparison: Pine Lake has the other grocery-anchored center and a swimming beach, but less of a civic core.

The Sammamish Highlands Shopping Center: Trader Joe's, Safeway and CVS

The center is the reason the neighborhood has a name, so it deserves a closer look. Regency Centers lists Trader Joe's, Safeway and CVS as the anchors. We confirmed the Trader Joe's at 490 228th Ave NE at the company's own store locator. It is the only Trader Joe's in Sammamish, and for a lot of households it is the single biggest daily-life reason to live within walking distance.

The rest of the center is the kind of everyday mix that keeps errands local: a bank, a pharmacy, take-out and sit-down restaurants, a pet supply store, tutoring, fitness and medical offices. Two restaurants we verified at their own addresses in September 2026 are Pine Lake Ale House at 640 228th Ave NE, a neighborhood gastropub that sits in this center despite its name, and Thai Trio at 600 228th Ave NE. Our Sammamish dining guide covers both, along with the rest of the city's restaurants.

One practical note: tenant lists published by shopping center owners sometimes fold in nearby centers, so if a specific store matters to you, confirm it at the store's own address before you count on it.

Sammamish Commons, City Hall and the Library Next Door

Follow 228th south past the NE/SE line and you reach the city's civic center. The City's Sammamish Commons page describes a 25-acre park in the middle of the city with an upper and lower section. The Upper Commons at 801 228th Ave SE holds City Hall, the King County Library System's Sammamish Library, a skate park, a spray park, a basketball court, a community garden, a native plant garden, play structures, picnic shelters and restrooms. The Lower Commons is at 550 222nd Place SE. The park opens at 6:30 a.m. from April through September and 7:30 a.m. from October through March, and closes at dusk.

The Commons is also where the Sammamish Farmers Market sets up on Wednesday afternoons from May into September, and where the city holds its Fourth of July event. For families in Sammamish Highlands homes, this is the backyard they do not have to mow: the spray park in July, the skate park after school, the library on a rainy Saturday.

The Commons also sits at the edge of the Town Center area the city has been planning for years. If you want to understand what may be built around it, our piece on Sammamish Town Center development explains the plan and what it means for nearby homes.

Schools for Sammamish Highlands Homes: Two Districts, One Corridor

This is the section to read twice. Sammamish is split between the Lake Washington School District and the Issaquah School District, and the line between them runs through this part of the Plateau. Eastlake High School, at 400 228th Ave NE, is a Lake Washington school. Some listing pages for the same neighborhood name list Issaquah district schools instead. Both can be right, because they are describing different addresses.

So do not assume. Confirm the district for the specific house:

  1. Lake Washington School District: use the School and bus finder on the district's attendance areas page, which finds your school and bus information by address. The district adds that school assignment is subject to change.
  2. Issaquah School District: the district's Find Your School page says that if you are unsure which school boundary a home is in, email its Transportation department the complete address, including city and zip code, and staff will look it up. It also publishes attendance maps.

Why it matters here more than elsewhere: two Sammamish Highlands homes a few blocks apart can land in different districts, with different calendars, different bus routes and different high schools. If a specific school is the reason you are looking in this corridor, the address lookup belongs at the top of your checklist, before the showing. For the bigger picture, see what school districts serve Sammamish and our comparison of Sammamish schools, Lake Washington vs Issaquah.

Parks and Getting Around from Sammamish Highlands Homes

Beyond the Commons, the closest large park to the north side of the corridor is East Sammamish Park at 21300 NE 16th St. The City's park page lists 19 acres next to Margaret Mead Elementary, with sports fields for baseball, softball, soccer and lacrosse, a tennis court, a pickleball court, trails, play structures, picnic shelters and grills. It is where a lot of the Plateau's youth sports happen, and it is a short drive or a longer walk from most Sammamish Highlands homes.

The rest of the city's park system, from Pine Lake to Beaver Lake to the East Lake Sammamish Trail, is covered in our Sammamish parks and trails guide, and the schools, parks and community picture as a whole is in living in Sammamish.

For commuting, 228th Ave NE is the spine. It carries you north toward Redmond and State Route 202 and south toward Issaquah and Interstate 90, and because these homes sit right on the arterial, you skip the winding subdivision drive that adds minutes elsewhere on the Plateau. In snow, that location matters too: the arterials are the streets the city treats first, and neighborhood streets and cul-de-sacs generally wait. Being close to a priority route is one of the quieter advantages of this corridor in January.

What Sammamish Highlands Homes Cost

We can give you the city, not the corridor. Redfin does not publish a separate series for Sammamish Highlands, and any neighborhood-level number you see elsewhere is somebody's own boundary. For the city as a whole, Redfin's Sammamish housing market page reported, for the three months ending August 2026, a median sale price of about $1.5 million, down 4.8 percent from the same period a year earlier. Homes sold after about 21 days on the market, compared with 19 days a year earlier, with a sale-to-list ratio of 97.3 percent and 12.4 percent of homes selling above list. There were 191 sales in August 2026, down from 229 the previous August.

In our experience, Sammamish Highlands homes trade in line with the broader central Plateau for the same size and age of house, with the walkable location showing up more in days on market and buyer interest than in a premium you can put a number on. When you are ready to price a specific home, we pull the closed sales on its own streets rather than leaning on a citywide median.

Is Sammamish Highlands Right for You?

Buyers who do well here tend to want three things at once: Sammamish schools, a house from the 1990s or 2000s that has been kept up, and the ability to leave the car in the garage for the small errands. If a large private lot or a view is your priority, other parts of the city serve that better. If you would rather be in the middle of things, with the library, the spray park and Trader Joe's inside a walk, this corridor is hard to beat on the Plateau.

Buyers relocating from out of the area will find the rest of the first-year picture, from utilities to timing a move around the school calendar, in our relocation guide to Sammamish.

The Van Pelt Group has served the Sammamish Plateau for more than 30 years across two generations. We know which Sammamish Highlands homes back onto 228th and which sit on the quiet side of the subdivision, and we can tell you before you tour. Call (206) 290-8233 or visit our contact page.

Frequently Asked Questions About Sammamish Highlands Homes

Where exactly is Sammamish Highlands?

It is the area around the Sammamish Highlands shopping center at 430-710 228th Ave NE and Eastlake High School at 400 228th Ave NE, on the central Sammamish Plateau. The City uses the name for one of its three commercial nodes, and listing portals have extended it to the surrounding homes. There is no official residential boundary, so agents draw the edges slightly differently.

What school district serves Sammamish Highlands homes?

It depends on the address. Eastlake High School on 228th Ave NE is in the Lake Washington School District, but the line with the Issaquah School District runs through this part of the Plateau, and some homes marketed under the same name are on the Issaquah side. Use Lake Washington's School and bus finder or email Issaquah's Transportation department with the full address to confirm before you make an offer.

How much do Sammamish Highlands homes cost?

Redfin does not track Sammamish Highlands as its own neighborhood, so the reliable figure is citywide. For the three months ending August 2026, Redfin reported a median sale price of about $1.5 million for Sammamish, down 4.8 percent from a year earlier, with homes selling in about 21 days. For a specific house, closed sales on its own streets are the right comparison.

Can you walk to a grocery store from Sammamish Highlands homes?

From the closer subdivisions, yes. The shopping center is anchored by Trader Joe's, Safeway and CVS according to its owner, Regency Centers, and we verified the Trader Joe's at 490 228th Ave NE. Streets farther from 228th Ave NE are still a drive, so check the actual walking route for any home you are considering rather than the straight-line distance.

Is Sammamish Highlands the same as the Highlands in other Eastside cities?

No. Several Eastside cities have a neighborhood called the Highlands, and they are unrelated. Always use the full name, Sammamish Highlands. Note as well that a small 2014 subdivision on the east side of Sammamish, near 248th Ave SE, was also recorded under the name Sammamish Highlands, so confirm a listing's address rather than relying on the subdivision label.

What is near Sammamish Highlands homes besides shopping?

Sammamish Commons, a 25-acre park at 801 228th Ave SE, holds City Hall, the Sammamish Library, a skate park, a spray park, a community garden and playgrounds, and it hosts the Wednesday farmers market from May into September. East Sammamish Park at 21300 NE 16th St adds 19 acres of sports fields, tennis and pickleball courts and trails next to Margaret Mead Elementary.
